You may want to have a look into the classical paper of Mills and
Urey from the 40s where they presented the mathemtical framework to
calculate the kinetics of oxygen isotope exchange in the system CO2-
H2O.
In the soil environment, however, the prove of achievement of
equilibrium is not trivial, due to evaporation, diffusion effects,
changing humidity etc.
