In Williston, our final installment is due on Feb 10.
We send a notice out shortly after that. After a
couple of months we will send another notice. We then
try to set up a payment plan with the taxpayer. If
they cannot keep to that we offer to automatically
withdraw funds on a monthly basis. If and when we
don't hear anything from the taxpayer after attempting
to work with them, we would send a letter to our town
attorney to begin the process of a tax sale. I don't
recall ever sending a letter to the mortgage company.
In any event, we don't initiate a tax sale after only
three months and we still have a pretty low
delinquency rate. I personally prefer the friendlier
approach of trying to work with people before trying
to take away their house.
