With the usual type of furnace, new filters should be installed each fall, and 
depending on the situation, possibly mid heating season.  Visually inspect 
cold air returns, especially if floor grates, on frequent basis.

 Would any of you who work in an old(ish)building with hot air heat let me 
know how often (if at all) the hot air ducts, cold air returns, furnaces (air 
part) get cleaned?  Also furnace filter replacement or cleaning?
