We have had a few of these--we had our attorney open up an estate in order
to proceed with tax sale if one had not been done. Other responders have
been right on with tax sale getting the attention of the estate.

I believe that the probate rules allow a creditor to open an estate. I
would contact your local probate court or your town attorney to see what the
procedure would be and whether it would fit your situation. Good luck.
