Subject: Re: Transfer Tax Return for mobile home

I just recorded a divorce decree to transfer property and it did come with a PTTR.  And I would think you need a mobile home bill of sale but I am not sure.

Subject: Transfer Tax Return for mobile home

Hello fellow clerks,

I know this has been discussed before, but this situation is different from most:

A taxpayer came in and asked that his ex-wife's name be removed from the grand list and showed me his divorce decree that states that all right, title or interest in the real estate located at 44 Moore Hill RD....is awarded to him.

I've been told previously that a divorce decree can be recorded in lieu of a deed to show change in ownership.

This piece of property is two parcels--land owned by him and mobile home owned by both of them.  Apparently, it is on piers and has village water.

So is a transfer tax return required?  Is a mobile home bill of sale required?

Thanks!

Susan
